Leasing Manager

Job Summary: The Leasing Manager is responsible for overseeing the leasing process at an apartment community, including managing the leasing team, ensuring the fulfillment of leasing goals, and maintaining the overall leasing performance of the property. This role includes monitoring daily and weekly leasing results, forecasting occupancy, implementing retention programs, and providing training and mentorship to the leasing team.

Key Responsibilities:

  • Monitor and Analyze Leasing Performance: Track and report leasing results on a daily and weekly basis. Analyze performance trends and forecast future occupancy for upcoming months.
  • Leasing Efforts Management: Oversee leasing efforts and monitor the leasing team’s activities to ensure effective leasing of units. Identify any leasing issues and provide recommendations to resolve problem vacancies.
  • Policy & Procedure Updates: Keep the leasing and management staff informed of any new leasing policies and procedures to ensure compliance with best practices across the team.
  • Property Compliance Monitoring: Conduct regular property checks to ensure all leasing activities meet the owner's standards. Report findings and implement strategies for continuous improvement.
  • Retention and Renewal Programs: Coordinate, implement, and follow up on resident retention, renewal, and referral programs. Monitor and report results to management to evaluate program effectiveness.
  • Leasing Consultant Monitoring: Assist in monitoring leasing consultants’ adherence to company policies, including managing 60-day vacancies, 95% overdue rent issues, and other performance benchmarks as directed by management.
  • Collaboration with Marketing: Assist the Property Manager in coordinating and implementing marketing campaigns and strategies to attract prospective residents.
  • Recruitment and Mentorship: Participate in the recruitment of leasing consultants, provide mentorship, and offer on-the-job training to new leasing staff. Supplement standard training programs with individualized coaching.
  • Industry Involvement: Attend industry-related functions, networking events, and meetings to stay informed about leasing trends and market insights.
  • Resident Retention & Renewal Program: Lead the renewal program for residents and proactively address vacancy issues to maintain high occupancy rates.
  • Leasing Documentation: Ensure that all leasing documentation, including applications and resident records, are completed accurately and in compliance with company standards.
  • Traffic and Reporting: Ensure all traffic (prospective residents) is accurately documented in ResMan and that weekly and monthly reports are correct.
  • Additional Duties: Perform other special leasing projects and tasks assigned by management in line with your capabilities.

Qualifications:

  • Proven experience as a Leasing Manager or in a similar role within the property management industry.
  • Strong knowledge of leasing policies, property management software (e.g., ResMan), and occupancy forecasting.
  • Excellent leadership and team management skills.
  • Strong communication, interpersonal, and customer service skills.
  • Ability to analyze data and make informed decisions.
  • Experience with training and mentoring leasing consultants.
  • Proficiency in Microsoft Office and other relevant software tools.
