Job Title: Multifamily Residential Property Manager

Job Summary:

The Multifamily Residential Property Manager oversees the day-to-day operations of an apartment community or multiple residential properties. Their primary responsibilities include managing leasing activities, ensuring property maintenance, handling resident relations, and optimizing financial performance. This role requires excellent leadership, problem-solving, and communication skills to maintain high occupancy rates and a well-maintained property.

Key Responsibilities:

Property Operations & Maintenance

• Oversee daily operations of multifamily residential properties, ensuring they run smoothly and efficiently.
• Coordinate property maintenance, repairs, and inspections to ensure units and common areas are well-maintained.
• Manage vendor contracts for landscaping, security, cleaning, and other essential services.
• Ensure compliance with local housing regulations, fair housing laws, and safety codes.

Leasing & Occupancy Management

• Supervise leasing staff and oversee marketing efforts to attract and retain tenants.
• Monitor leasing activity, occupancy rates, and renewals to maximize revenue.
• Ensure leasing agents provide excellent customer service and follow up with potential renters.

Financial Management

• Develop and oversee property budgets, ensuring financial goals are met.
• Monitor rent collection, accounts payable/receivable, and delinquency reports.
• Analyze financial reports and implement strategies to improve NOI (Net Operating Income).

Resident Relations & Customer Service

• Handle resident complaints, service requests, and conflict resolution professionally.
• Organize community events and engagement activities to enhance resident satisfaction.
• Enforce lease agreements and community policies to maintain a safe and comfortable living environment.

Team Leadership & Training

• Hire, train, and supervise on-site staff, including leasing agents and maintenance personnel.
• Conduct performance evaluations and provide ongoing coaching and development.
• Foster a positive team environment and encourage high levels of productivity and professionalism.

Qualifications & Skills:

• Bachelor’s degree in business, real estate, or a related field (preferred).
• 3+ years of experience in property management, with a focus on multifamily housing.
• Knowledge of Fair Housing laws, property management software, and leasing best practices.
• Strong financial acumen, budgeting skills, and experience managing property P&Ls.
• Excellent communication, leadership, and problem-solving abilities.
• Certification such as CAM (Certified Apartment Manager) or CPM (Certified Property Manager) is a plus.

Work Environment:

• Requires occasional evening/weekend availability for emergencies or tenant issues.
• Some travel may be required for multi-site management.
